I'm currently representing the property for sale, and after spending time in the unit and comparing it with other residences in The Coloradan, what stands out to me is that the appeal isn't based on one flashy feature. It's the combination of the floor plan, view, finishes and location within the building.

The 02 Stack Faces the View People Associate With The Coloradan

The Coloradan was built immediately adjacent to Denver Union Station, but the views vary considerably depending on where a residence sits within the building.

Unit 1002 occupies the 02 stack, one of the closest one-bedroom positions to Union Station.

From the living room, Union Station itself is directly in the foreground. Beyond it is the Denver skyline, and on a clear Colorado day, Pikes Peak appears on the horizon.

That orientation matters.

When people search for a condo at The Coloradan because they want the full Union Station experience, this is the type of view they are usually imagining. You're not simply living near Union Station. It is part of the view from inside the home.

At night, the same perspective changes completely as the station and surrounding city lights become part of the interior experience.

1,077 Square Feet Makes a Meaningful Difference in a One-Bedroom Condo

At 1,077 square feet, Unit 1002 is unusually substantial for a one-bedroom residence in downtown Denver.

More importantly, the square footage is allocated well.

The bedroom is separated from the primary living area rather than functioning as an extension of it. It comfortably accommodates a king-sized bed with nightstands and connects to a large walk-in closet finished with a custom California Closets system.

The main living space includes room for distinct living and dining areas along with a built-in workspace.

That makes Unit 1002 feel less like a conventional urban one-bedroom and more like a smaller-scale full residence.

There is also something I think is particularly important for buyers comparing condos in The Coloradan: a true guest powder room.

Many one-bedroom condos force guests to use the primary bathroom. This floor plan separates the guest bath from the bedroom suite, which is a small architectural decision that makes a surprisingly large difference in everyday living and entertaining.

Upgraded Calacatta Marble in the Primary Bathroom

The primary bathroom is another area where Unit 1002 separates itself from a typical one-bedroom condo.

For someone looking for the most complete one-bedroom residence in the building, I think it deserves a very different comparison.

The Coloradan occupies one of the most recognizable residential locations in downtown Denver.

The building sits at 1750 Wewatta Street next to Denver Union Station, giving residents immediate access to the Union Station neighborhood, LoDo and the broader downtown core.

Union Station also functions as Denver's primary transit hub, including direct rail service to Denver International Airport.

Restaurants, coffee shops, Whole Foods Market, Coors Field and much of central Denver are accessible without getting in a car.

Inside the building, residents have access to amenities including a rooftop pool and hot tub, fitness center, resident spaces, front desk and security services, bike storage and bike maintenance facilities.

For buyers considering downtown Denver condos, the difference is that The Coloradan combines those amenities with a location that is genuinely difficult to replicate.

You can build another luxury condo building.

You can't recreate the parcel directly next to Union Station.

How Unit 1002 Compares With Other One-Bedrooms at The Coloradan

This is where I think buyers should look beyond bedroom and bathroom counts.

There are smaller one-bedroom residences within The Coloradan, and there are other examples of the larger approximately 1,077-square-foot floor plan.

The question isn't simply, "How much does a one-bedroom at The Coloradan cost?"

A better comparison is:

What floor plan am I getting?

Which direction does it face?

What can I actually see from the living room?

Does it have a guest powder room?

What upgrades were made to the residence?

Is there usable storage?

How does the bedroom function?

Those details can make two condos in the same building feel dramatically different.

For Unit 1002, the combination I find most compelling is the large one-bedroom floor plan, the 02-stack orientation toward Union Station, the guest powder room, upgraded Calacatta marble bath, California Closets build-out, Lutron automation and same-floor storage.

Who Is Unit 1002 a Good Fit For?

I think this residence makes the most sense for someone who wants the convenience of a one-bedroom condo without wanting their home to feel small.

It could work particularly well as a primary Denver residence, a lock-and-leave home for someone who travels frequently, or a second home for a buyer who wants immediate access to downtown and Denver International Airport via Union Station.

The residence may also be purchased furnished, creating an unusually straightforward option for someone looking for a more turnkey downtown Denver home.
