If you’ve stayed at A-Frame Club in Winter Park, you probably already understand the appeal.
The A-frames tucked into the trees. The Malm fireplaces. The soaking tubs upstairs. The historic saloon. Hot tubs after skiing. The Fraser River running alongside the property.
What is less obvious is that the cabins are now available for individual ownership.
A-Frame Club Owners Club is a limited collection of just 31 freestanding A-frame cabins in Old Town Winter Park, operating within the existing A-Frame Club boutique hospitality property. Each cabin is approximately 595 square feet, fully furnished and designed for four-season use.
But buying one is not quite the same as buying a traditional Winter Park condo.
Here’s what prospective buyers should understand.
What exactly are you buying at A-Frame Club?
You are purchasing an individually owned, freestanding A-frame cabin within the A-Frame Club property.
That distinction matters.
These aren’t hotel rooms stacked in a larger building, and they aren’t conventional attached condominiums. Each cabin has its own entrance, private outdoor space and recognizable A-frame form.
Inside, the cabins include birchwood finishes, tall ceilings, extensive built-ins, a kitchenette, dedicated ski and gear storage, a Malm gas fireplace, radiant-heated bathroom floors and central heating and air conditioning. Upstairs is a king bed beneath the A-frame peak alongside a soaking tub.
The project was designed by Skylab Architecture for Zeppelin Development. Skylab describes A-Frame Club as a contemporary interpretation of 1970s American ski culture, with the cabins positioned among mature trees and connected by boardwalks.
In other words, there is a real architectural and hospitality concept here beyond simply owning a small mountain property.
What comes with ownership?
The cabin itself is only part of the ownership experience.
Owners have access to the larger A-Frame Club environment, including hot tubs, sauna and cold plunge, outdoor gathering areas and fire pits, an owners lounge, on-site parking, seasonal transportation and priority access to dining and events at A-Frame Club.
The historic saloon and A-Frame Grill are also already operating on the property.
That is one of the biggest differences between this and purchasing a traditional second home: much of the experience you would otherwise have to create and maintain yourself already exists around you.
Can owners rent their cabins?
A-Frame Club operates as a boutique hospitality property, and professional on-site management provides owners with a way to place their cabin into the existing short-term rental operation when they are not using it.
That convenience is part of the appeal, but buyers should understand the distinction between professionally managed ownership and purchasing a conventional residential property and independently listing it on Airbnb.
The management structure, owner-use rules and associated agreements should all be reviewed carefully before purchasing.
I also intentionally do not publish projected rental income or promise a particular investment return. Buyers evaluating the financial side of ownership should review the actual documents and speak with their own financial and tax advisors.
How often can I use my cabin?
This is probably the question I receive most often.
The current ownership structure provides for 90 days of standard owner occupancy per year, with an additional mechanism allowing owners to stay beyond those 90 days.

The important point is that the 90-day figure should not automatically be interpreted as “you can only stay in your cabin 90 nights.”
The actual structure is more nuanced.
Is A-Frame Club a condo-hotel?
Yes, and that matters particularly when it comes to financing.
A condo-hotel combines individually owned real estate with hotel-style management and operations. Because of that structure, many conventional residential lenders will not finance these properties the same way they would a typical condominium.
That does not mean they cannot be financed.
It means buyers should work with lenders familiar with condo-hotel properties rather than assuming their normal mortgage lender will be the right fit.

Why not just buy a Winter Park condo?
For some buyers, a conventional condo will absolutely make more sense.
A-Frame Club is a more specific proposition.
It tends to appeal to someone who values architecture and design, wants a place that already has hospitality and amenities built around it, prefers professional management, and likes the idea of owning something that feels more like a destination than another mountain condominium.
There are only 31 cabins.
You walk through trees and along boardwalks to your front door. You have a Malm fireplace rather than a generic gas insert. There is a historic saloon and restaurant on property. The Fraser River is alongside the site, and Winter Park Resort is minutes away.
That doesn’t automatically make it the right purchase.
It makes it a very different one.
Who is A-Frame Club ownership best suited for?
The buyers I expect to connect most strongly with the project generally fall into a few groups.
Some are Denver and Front Range buyers who want a Winter Park base without taking on another full-scale house.
Some are architecture and design buyers who simply don’t get excited about another mountain condo.
Some want a second home that can be professionally managed when they aren’t there.
And some are evaluating the property as part of a broader financial or tax strategy and need their CPA, lender and attorney involved before making a decision.
My job is not to pretend those considerations don’t exist.
It is to make the unusual parts of the ownership structure understandable enough that you can decide whether it actually fits you.
