How a Paramount Heights Home Sold for $1.68M Cash Without Ever Hitting the Market

Wheat Ridge, Colorado

A home in Paramount Heights sold in early 2026 for $1,680,000, all cash, with a nine-month leaseback for the sellers. Here's a link to the property.

It never hit the market.

No sign, no lockbox, no open house, not a single stranger walking through the living room.

Here's how a private home sale actually worked in Paramount Heights, and when selling off-market can be the right move.

Why These Paramount Heights Sellers Chose an Off-Market Sale

My sellers were private people to begin with, a growing family with a new baby and a big life change on the horizon. They were getting ready to move back east for work and build a home out there.

The last thing they wanted was their house, and their life, on display across every real estate app in the country while they juggled all of that.

They also happened to own one of the best view lots in Paramount Heights.

The kind of view people in this neighborhood quietly covet for years.

So we did it privately.

How We Marketed the Home Without Putting It on the MLS

Here's the part most people don't realize is even an option.

We signed a listing agreement that allowed me to market the home directly to qualified buyers without ever putting it on the MLS.

No public listing. No open houses. No circus.

Just me quietly taking the home to the small handful of buyers I already knew were looking in Paramount Heights.

And this is where knowing your market cold actually pays off.

I didn't have to go find buyers.

I already had them.

The home was sourced to the right people from day one.

Finding the Right Off-Market Buyer in Paramount Heights

Four showings in, the buyer who rose to the top was someone I'd known for a while.

She had wanted that exact lot, for those exact views, for as long as I'd known her.

Funny how that works.

When you spend years paying attention to who wants what in a neighborhood, the right match is often already sitting in your phone.

This is a big part of what off-market real estate actually means to me. It isn't a secret website full of houses nobody else knows about. It is knowing homeowners, knowing buyers, doing direct outreach, farming the neighborhood consistently, and remembering who told you two years ago that they would buy a specific house if it ever became available.

$1.68 Million Cash and a Nine-Month Leaseback

She paid cash.

She paid top dollar.

And she did something I almost never see: she gave my sellers a nine-month leaseback so they could stay put while their new home back east gets built.

Nine months.

In a market where sellers are usually sweating a two-week rent-back, that kind of runway is a gift.

It meant my clients got to sell on their terms, at their price, and never move their family twice.

That is the part of this transaction I think matters just as much as the $1.68 million sale price.

A great offer isn't always just the highest number. Terms have value too.

For these sellers, knowing exactly what they were getting for the house while also having nine months to finish their next chapter was enormously valuable.

The Transaction Costs Were Lower Too

There was a nice ripple effect on fees.

Because the home was already sourced and under contract before the buyer decided she wanted her own representation, the agent she brought in was handling minimal paperwork, not months of searching and showing.

So she negotiated a lower rate, and my sellers ended up paying lower-than-average total transaction costs on the deal.

Everybody came out ahead, which is exactly how these are supposed to go when they go right.

Does Selling Off-Market Always Make Sense?

No.

And this is important.

Sometimes the open market is exactly what a home needs to find its ceiling. Casting the widest possible net can create competition and get a seller the best possible number.

I'll tell you when I think that's the case because I'd rather be straight with you than talk you into an off-market strategy that costs you money.

But when you've got a private seller, a special property, and a broker who actually knows the buyer pool, a quiet, sourced sale can sometimes get you everything the open market would and then some, without the intrusion.

This Paramount Heights sale was one of those situations.

From $830,000 in 2019 to $1.68 Million in 2026

Here's my favorite part of this one.

I sold these same clients this house back in 2019 for $830,000, and got them a brand-new roof as part of that deal.

They made it their own over the years, renovated it thoughtfully, actually lived in it, and raised the start of a family in it.

Then, when the time came to move on, that same home sold for $1,680,000, all cash.

A four-bedroom, three-bath, 4,083-square-foot home with an attached two-car garage and those unbeatable Paramount Heights views.

We bought it together in the low $800s and sold it quietly, north of $1.6 million, seven years later.

That's the whole job, really.

Not a transaction.

A relationship you get to be part of across the big chapters of someone's life.

Why I Focus So Much on Off-Market Homes

That's also why I named my team The Source at SERHANT.

Sourcing the right home for the right buyer, and the right buyer for the right home, quietly and off-market when that's what the moment calls for, is the part of this work I love most.

It is especially useful in neighborhoods like Paramount Heights where inventory is limited and homeowners can stay put for a very long time.

If I have a buyer looking for a specific type of house, lot, view, or street, I don't think the job ends when Zillow says there are no results.

That's when the sourcing starts.

Frequently Asked Questions About Off-Market Homes in Paramount Heights

Can you sell a home in Paramount Heights without putting it on the MLS?

Yes. A homeowner can choose a private or off-market sale rather than immediately marketing the property publicly on the MLS. The right strategy depends on the home, seller's priorities, buyer demand, and the potential benefit of exposing the property to the full market.

What does an off-market home sale mean?

An off-market sale generally means the property is marketed privately rather than being broadly advertised to the public through the MLS and major real estate websites.

That can include direct outreach to known buyers, agent-to-agent networking, homeowner relationships, targeted marketing, and buyers who have previously expressed interest in a specific neighborhood or property.

Does selling off-market mean selling for less money?

Not necessarily.

This Paramount Heights home sold for $1.68 million in cash with a nine-month seller leaseback without ever reaching the public market.

That does not mean every home should be sold privately. For some properties, broad MLS exposure and competition between multiple buyers is still the best way to maximize value.

The question is not whether on-market or off-market is universally better. It is which strategy gives that particular seller the strongest combination of price, terms, privacy and certainty.

Why would a Paramount Heights homeowner consider a private sale?

Privacy is one reason, but it isn't the only one.

Some sellers want to avoid constant showings, public photos of their home, open houses and the disruption of a traditional listing. Others value certainty around price, closing timing or possession.

In this case, the sellers were able to agree on their sale price and receive a nine-month leaseback while their next home was being built.

How do buyers find off-market homes in Paramount Heights?

Usually through direct sourcing.

I stay in contact with homeowners, farm the neighborhood, make direct calls, send targeted mail, communicate with other agents, work through past-client and neighbor relationships, and maintain a list of buyers looking for specific types of Paramount Heights homes.

There isn't one magic off-market database.

The advantage comes from consistently knowing who may sell and who wants to buy.

Are there many off-market homes in Paramount Heights?

Paramount Heights has relatively limited turnover, which is one reason off-market sourcing can matter here.

Some homeowners begin conversations about selling long before a property ever reaches the MLS. Others may consider a private offer even when they have no immediate plans to list publicly.

That doesn't mean every homeowner wants to sell. It means a serious buyer shouldn't necessarily assume that the public inventory represents every possible opportunity in the neighborhood.

Can an off-market buyer still have their own real estate agent?

Absolutely.

A private sale does not prevent either party from having professional representation. The buyer and seller can each choose how they want to be represented and negotiate those arrangements as part of the transaction.

Is selling off-market right for every Paramount Heights home?

No.

Some homes benefit tremendously from full-market exposure, professional launch marketing, open-market competition and the urgency created by multiple interested buyers.

Others have a very identifiable buyer pool or a seller who places significant value on privacy, timing and certainty.

I think sellers should understand both options before deciding how to market the property.

How can I find out what my Paramount Heights home is worth before deciding whether to list it?

I would start by looking at the home's specific lot, views, architecture, condition, renovations and the most relevant recent Paramount Heights sales rather than relying on a broad automated estimate.

In a small neighborhood with limited turnover and significant differences from one property to the next, the comp set matters.

From there, we can also look at whether there is credible private buyer demand before deciding whether a public launch or an off-market approach makes more sense.

Thinking About Selling or Buying Off-Market in Paramount Heights?

If you own a special place in Paramount Heights, Applewood, Golden, or anywhere along the west side and you've ever wondered whether you could sell it without the whole world watching, the answer is often yes.

And if you're trying to buy in Paramount Heights but nothing you want is hitting the market, I can go looking for it.

Either way, let's figure out whether a private sale or off-market search actually makes sense before assuming the MLS is the only option.
